TERMS AND CONDITIONS – short-term lease
concerning:
THE BASE, holiday accommodation in 73008 Almyrida, Crete, total of 126,04 qm, consisting of 3 levels and two parking lots.
PLEASE NOTE:
- There is a minimal stay of 5 (five) nights.
- In the summer 2024, we may, unfortunately, NOT allow guests to use the pool due to a recent change in Greek legislation which requires the presence of a life guard.
- Prior to your arrival, we will require a security deposit of EUR 400 which will be returned up to seven (7) days after check out.
- NOT available: tumble dryer – beach towels
- Welcome packages include alcohol, snacks may include allergens
TERMS AND CONDITIONS – SHORT TERM LEASE
Check-in time is at or after 2 pm and check-out at of before 11 am.
Early check-in or late check-out are subject to availability and are not extra charged. If you require an earlier check-in or later check-out, please contact us at reservation@thebase.gr.
You will receive prior to your arrival the codes for the key box and will find in THE BASE the codes for the bicycle locks and the WLAN password.
You may use only the two parking lots in front of THE BASE.
It is mandatory to share your ID card upon request.
The duration of the short-term lease is set for the period the booking was made.
If anything is defective or non-functional, you must refer to us on the first day of your stay, as we presume that you will receive THE BASE in excellent condition and perfectly suitable for the use you leased it for.
You may not make any addition, modification or alteration of THE BASE.
NUMBER OF VISITORS:
The number of persons visiting must be given in advance. No extra persons are allowed.
THE BASE will host a maximum of 6 persons (infants not included).
Accommodation will only be provided to guests whose details are registered with us.
If you have visitors during your stay, you are responsible for damages they might cause.
PETS:
We do not allow pets.
We do not encourage you to feed stray cats or other animals or host them on the property. Please ensure not to leave the doors open or food or trash bags outside.
KEYS:
Guests will receive two keys. In case you will not return both, but just one key, we must charge you a fine of EUR 40. If no keys are returned, we must change the lock and charge you the expenses for it.
If you remove from the door and loose the veranda key, we must charge you a fine of EUR 40.
SAFETY:
You may not remove the key from the balcony (veranda) door.
Guests are responsible for securing the property during their absence. Doors must be locked (including the door to the veranda), and windows should remain closed.
Smoking is strictly prohibited in the interior of THE BASE.
The excessive abuse of alcohol is strictly prohibited as it may cause damage to the property and other guests.
It is forbidden to bring flammable materials, explosives or firearms. Bringing or storing any products/items of a combustible or hazardous nature, prohibited goods and goods of an objectionable nature are strictly prohibited.
Gambling, smoking, contraband/smuggled goods, prostitution, weapons, explosives, flammable objects, poisons, drugs, and animals are all strictly prohibited on the premises.
Please note that for safety reasons, we have three cameras: One at the main door, one at the back entrance on the ground floor and one at the terrace entrance to the house.
Guests must always leave escape routes accessible (no strollers, luggage or other items) and take fire protection measures.
There is a fire alarm in the house (smoke detectors in all rooms except the living room). Turning off the smoke detectors is strictly forbidden at all times.
There are fire extinguishers and fire blankets in the house. Please take a minute to locate where they are.
In emergencies, we reserve the right to request you to vacate the apartment or do so ourselves without prior notice. Emergency cases include fire, flooding or other natural catastrophes, other emergencies as threats, or even if you misbehave severely and threaten the other guests or residents. In this case, we have the right to remove your belongings.
LUGGAGE:
We cannot store your luggage, as we have no luggage room.
TRASH:
Please bring your trash as often as possible to the trash station and do not leave trash bags outside.
Please ensure not to leave food outside (on the balcony or terrace). Keep doors and windows closed when leaving THE BASE. Hosting stray cats or other pets in THE BASE is strictly forbidden.
Please carefully read the instructions in the apartment regarding separating the trash.
You can divide trash into recycling and non-recycling. Green bins are for general waste, blue bins are for all recycling (glass, plastic, paper, cardboard and aluminum); yellow bins (not available everywhere) are for glass. If there is no yellow bin in the area, glass also goes into the blue bin.
Trash bags are brought to the trash stations, which may be a few steps from the apartment. In our case, the next trash station can be found at: https://maps.app.goo.gl/cqDkoLQAttoSyi6D8
To minimize waste, please predict your groceries as much as possible to avoid leaving unused, open food or drinks when checking out.
If you have packed food or drinks, feel free to leave them on the kitchen table, and we will gladly donate them.
Please try not to leave behind food and beverages. For hygienic reasons, we are not allowed to keep food or drinks that have been opened.
QUIET HOURS:
We do not welcome parties and loud celebrations, particularly not after 10/11 pm and loud noise before 8 am. Please respect the neighbors and residents around you. Please note the “quiet hours” in Greece, which are enshrined in law (from April 1st thru Sep 30 between 3-5.30 pm and 11pm-7am).
it is not allowed to cause any disturbance to other guests nor cause any nuisance or annoyance on the premises. It is agreeable anticipated that guests will conduct themselves in a respectable, civilized and decent manner.
DAMAGES:
For any damages caused in THE BASE or around it, guests will be liable to refund the costs as indicated as appropriate by the owner.
Please contact us immediately if you notice a damage or, if something should occur during your stay.
BICYCLES:
You may use the two bicycles at your own risk (two bicycles for adults, including helmets and locks), and by clicking on accepting our terms and conditions, you do so. We are not liable for any damages you may incur by using the bicycles. Any damages to the bicycles, including theft, will be charged to you. You are using the bicycles at your own risk. Please always use a helmet and do not change the lock codes.
POOL:
Unfortunately, you may currently not use the pool. The pool may be used only by residents and their guests at their own risk. It is for legal reasons that we must apply this restriction, as recent Greek law requires the presence of a lifeguard.
We are not liable for any damages related to using the pool if you, despite our agreement, do use it, including on the way there and back. For any damages and vice versa, i.e. from the guests at the pool or in the pool area or any other common areas of the building, the guests are liable.
PICTURES & VIDEOS:
Using photographs and videos taken for your own purposes or social media or platforms and other publications is allowed. However, it is prohibited to film any other property than the one you have booked. It is also forbidden to use the material for commercial purposes.
Last but not least, bear in mind that all restrictions regarding data protection will apply and that you may not film or take a picture of any other guest unless you have their consent.
We reserve the right to ask you for a copy of photographs or videos taken, for example, for further use on our social media or for any other marketing purposes, and you may not sell us this material but, of course, may refuse to share it with us.
PAYMENT TERMS:
Local taxes are not included in the price and are according to tax legislation. You may receive transparent information in this regard. No VAT is included. You will not be charged for any costs for the consumption of electricity, water etc.
Our policies require you to remit an advance payment of 30% upon booking and the rest of the fee up to 10 days before arrival.
We do not accept cheques for payments, nor cash payments.
We require a security deposit of EU 400 which is kept at the most 7 (seven) working days after check-out and will not be used unless damages or other liabilities shall result. If damages, thefts or losses exceed the amount of the guarantee, then we expressly reserve our rights.
Payments may occur through a third party and this implies that some data needs to be released to them in order to process your payment information.
BOOKING POLICIES:
Upon booking, we require a deposit of 30%. If the deposit is not paid within three working days, we will cancel your booking.
The remaining 70% must be paid up to 10 days prior to your scheduled arrival. If the remaining amount is not paid within 10 days prior to arrival, we will cancel your booking.
CANCELLATION FEES:
If you cancel your trip or stay with us 60 days prior to arrival, there is no cancellation fee. In this case, we would refund 100% of your deposit (and will charge eventual bank fees for a wire transfer or similar).
If you cancel your trip or stay with us 30 days before arrival, the cancellation fee is 30%. In this case, we will not refund your deposit.
For no-shows or cancellations during your stay for reasons beyond our responsibility, there is no refund and we will withhold your entire payment.
If you do not remit full payment up to 10 days before arrival, we will not refund your deposit.
If you do not remit the security deposit up to 10 days prior to arrival, we will cancel your booking.
We do not accept cancellations over the phone or WhatsApp. Please email your reservation number, dates, and guests’ names.
PERSONAL DATA:
You consent to the processing of your personal data by the lessors in the context of this lease. The personal data are kept completely protected in a special file, which is no way disclosed to a third party. The lease is notified to the tax authorities as required by law.
MISCELLANEOUS:
You may NOT change any passwords in THE BASE.
In case you lose or damage any of the remote controls (TV, table lamps, A/Cs, ceiling fan), we reserve the right to charge you fees and deduct such from your security payment. Please make sure to leave things back to their place, so they are found quickly after you have checked out.
You may not manipulate any of the settings at THE BASE, such as WLAN, A/Cs etc.
Any amendment to the terms of this agreement will be evidenced solely in writing.
The non-timely payment of the agreed rent, or the breach of any of the terms gives us the right to terminate the lease unilaterally, to expel the lessee from the leased property or not to hand over the keys and to claim compensation for any damage suffered.
You consent and declare that we, the lessors, shall not be liable for any damage to your health. If there is a health problem, you must inform us before proceeding to booking and before entering the leased property.
By consenting you act on behalf of all guests included in your reservation, both adults and minors. You will be made liable for damages or thefts. Parents/adults are responsible for their childern and minors in their group.
For any dispute that may arise, the Greek Courts and especially the Courts of the Prefecture of Chania are competent.
Applicable Law during the execution hereof but also in any case of recourse to the Court is the Greek Law.
We reserve the right to add, alter or amend any of the above policies, terms, conditions and rules at any point in time without prior notice.
You will find our extended Terms & Conditions (short-term lease agreement) during your booking process. Please note that by proceeding to booking, you agree to our lease agreement and Terms and Conditions. You confirm that you have read, understood and accepted this lease. This lease comes into force by clicking “I agree” when completing your booking.
Should you need anything during your stay, you will find the number of a contact person in THE BASE (and will have received this in advance as well).
